Forget the typical finished basement. At this Lynnfield home, you’ll find a lower level that resembles a private club.
Built in 2016 by Maggiore Construction, 1 Haywood Farm is an 8,190-square-foot home currently listed for $4.695 million. The five-bedroom, five-bathroom house, which is owned by Matthew Maggiore, may look like a traditional sprawling home from the street, but it’s the lower level’s amenities that take it to the next level.

“It’s one of the most popular homes in all of Lynnfield,” said George Sarkis, CEO and co-founder of The Sarkis Team at Douglas Elliman, who has the listing as an off-market exclusive.
On the lower level, you’ll find an eight-person bar complete with a vintage cash register, a private screening room under a coffered ceiling, and air hockey and classic arcade games. And for little ones, there’s a huge kids’ playroom filled with built-ins.





A dedicated wine tasting room with a cooling system has endless space for bottle storage and provides spots to sit and chat while popping a bottle. There’s also a spa-grade sauna to help you recover.


When asked about the process of creating the lower level, Maggiore said his goal was to create the ultimate destination in his own home.
“We love entertaining and having people over. It’s less and less these days about everybody going out to bars, clubs, and restaurants; we like hanging out at home and having people over in our own space,” said Maggiore, who’s lived in the home for about 10 years and will be moving nearby.
The movement to create private destinations in one’s home, like Maggiore’s, is a growing trend, said Sarkis.
“People love gathering at their homes and keeping their families close to them. Obviously, COVID changed a lot of that. But (it’s) just the way people live these days — the wintertime, not wanting to be around a lot of people. You’re able to still have fun without leaving, and have the people that you really care about to hang out at your house.”
Back upstairs, the home’s outdoor space is ideal for entertaining as well. The stone patio has a grilling station and a fire pit; there’s a kids’ playscape, and a sprawling green lawn surrounded by mature landscaping.


Locals may recognize the property from its popularity during the holidays. That’s when you’ll find everything from skeletons on Halloween to a sleigh on Christmas sitting in the yard.
“Halloween is a big, big thing in our family. My wife started doing crazy decorations within the last three years. We’re like one of the stops in Lynnfield,” Maggiore said. “During Halloween, thousands of people come by. It’s all done by us. We don’t hire anybody to do it. We do it. We do it all ourselves.”
When asked if the home will be sold furnished, Sarkis said everything is negotiable.
