If soaking up the sun on the Cape is your main focus next summer, a 252-square-foot cottage may be all you need.
“It’s literally minutes away from anything you want to get to,” said Sherri Simms of Kinlin Grover Compass, who has the listing. “Freshwater ponds, beaches, Main Street in Orleans, and restaurants.”
Tucked inside the Pine Tree Cottages community in Eastham, 1061 State Highway, Unit 4 is a one-bedroom, one-bathroom studio that’s high on charm — even if it’s low on square footage. Listed at $285,000, it was built in 1944.

The furnished home has a parking area that accommodates two cars, but there’s additional space for parking in the common area. A grassy, exclusive-use area surrounds the home. The front of the house is sunny, blue clapboard, and there’s cedar siding and AZEK trim on the rest.
Upon entering, to the left is a window and a bureau with a flat-screen TV on top. Straight ahead, the queen-size bed sits under a floating shelf. A blue square ottoman folds out into an additional twin bed. The flooring is luxury vinyl.

To the right is the kitchen area, which features a stainless steel refrigerator and microwave and granite countertops. There is no stove, but there is a Cuisinart countertop double electric burner. Cabinets below and shelving above provide storage. Just outside the kitchen, a small sitting area features a table and chairs.

To the left of the bed is the renovated bathroom, which features a full glass shower. It has a small window and fun floral wallpaper.
In the back of the home, which has a private, grassy yard, you’ll find a new outdoor shower. The area behind the cottage provides access to a pine needle-covered path that brings you to a back road, where you can hike to the Cape Cod Rail Trail.

A tall fence separates this unit and the one next to it; there are 16 units in the Pine Tree Cottages. The annual HOA fee is $1,284, and the current owners, who bought it in 2023, have used it as a summer income property.
“It’s been a very successful rental,” said Simms. “The revenue for the last season was $12,000 for this unit.”
