Boston Properties wants to build a tower in Back Bay

The next Boston mega project is starting to take shape, with the city’s largest developer filing initial plans for a massive Back Bay tower complex.

Boston Properties wants to build a 1.4-million-square-foot sky-rise complex over Back Bay Station and garage, according to a letter of intent the developer submitted Wednesday to the Boston Redevelopment Authority.

The real estate giant, in earlier discussions with city officials, had talked about two residential towers as well as an office high-rise on the site.

Boston Properties’ letter, however, offered few specific details other than stating interest in building residential, office, retail and restaurant space.

The real estate giant, owner of the Hancock and Prudential towers, says it is now hammering out a detailed proposal that it plans to submit in the coming months.

“Our vision for the redevelopment and the repurposing of the garage and station … will deliver significant social, economic and public realm improvements in the heart of the Back Bay,’’ writes Michael Cantalupa, a senior vice president at Boston Properties.

As part of its air-rights development, Boston Properties is also pledging to undertake a major overhaul of the rather tired Back Bay Station, including plans to fix a problematic venting system that would help clear the air around the tracks of diesel fumes.

The developer, in conceptual plans put out last year, also talked about building a retail packed, glass façade that would extend the front of the station to Dartmouth Street , with a retail arcade inside.

Boston Properties letter marks the first step in what is likely to be months-long vetting process by the Boston Redevelopment Authority, which will launch in earnest when the development giant files detailed plans.
