By San Francisco standards, where homes can be as small as 200 square feet, this penthouse unit in a converted Victorian is behemothic at 460.

The direct entrance is a rear stairwell of brown-painted wood that terminates in a small landing at the front door. The main room surprises with a custom-built Murphy bed and enough space for a two-person couch, two high-backed chairs, and a small coffee table. The second room contains the kitchen and dining area, which feels spacious. One side of the room offers clear-glass kitchen cabinets over the sink and a four-burner electric cooktop with a large microwave above it. Opposite this is an oven with a butcher-block top. Lined with a long counter with storage space underneath, one section of this room features an eating area big enough for a three-person table.

The bath, also on this level, has a compact whirlpool tub and shower, a narrow medicine cabinet, and marble accents.

An angled set of oak stairs leads to a sleeping loft, framed by a metal railing, that is composed of planks of 2-by-4s and large enough to fit a full mattress comfortably. With its location on the top floor and two large rectangular skylights, this space is sunny — its warmth furthered by the cathedral ceiling with its exposed beams painted white.

The condo features hardwood floors throughout, and space-saving concepts have been deployed: The side-by-side closets offer built-in cabinetry, and the kitchen sports roll-out cabinets, one of which has a power strip installed.

The condo association replaced the farmer’s porch out front as part of $60,000 in capital improvements. Central Square itself, the Red Line stop of the same name, and a public parking lot are a brief walk away.
