If the street this house sits on is named after a seabird — as is pretty much every other street in the neighborhood — then the Atlantic Ocean can’t be far away.

It isn’t. The distance from this ranch home on Pelican Road to Heron Beach — also known as Front Beach — is about 3/10th of a mile, or a three to four minute walk through Quincy’s Adams Shore neighborhood.

For those looking to buy this spring, this could be the perfect starter home. From the sidewalk, a walkway framed by trimmed bushes leads to the entry, composed of three steps with a landing under a red-and-white awning.

Beyond the front door lies the 238-square-foot living room with hardwood flooring, a large ceiling fan, and more than enough space for a large sectional. Natural light is abundant. There are five double-hung windows on the front wall, and two on the left and right exterior walls.

The living room flows into the 106-square-foot dining area, which is located next to a pair of double-hung windows and underneath a half-moon light fixture.

On the left side of this area is a door to the secondary bedroom. It’s 86 square feet and currently outfitted as a nursery. There is one double-hung window and a fan/light in the center of the ceiling. The flooring is hardwood.

The 182-square-foot kitchen completes this side of the home. On the right is a peninsula topped by same granite-topped counter that is light gray with flecks of dark gray, black, and white that surround the rest of the kitchen. It has two seats on the other side for casual meals. White wood cabinets are installed on two levels, and one on the upper level has windows. The white undermount farmer’s sink is installed beneath a window. The appliances — including the gas stove — are stainless steel. A door on the right opens to the driveway.

A short hallway leads to the full bath and then the primary bedroom. The bathroom is 23 square feet and has a shower/bath combination behind a curtain. The vanity is dark mahogany wood, and the sink is white ceramic. A band of thin multicolored glass tiles lines the right side of the wall. The flooring is tan ceramic tile.

The primary bedroom is in the far left corner of the house. It’s 113 square feet, and has double-hung windows on two exterior walls and a rectangular window above the best spot for the bed. The flooring is hardwood. There are two closets, one behind a single door and a larger one with a pair of sliding doors.

The basement has been totally remade into a family room with the help of a dehumidifier, a sump pump, a French drain, and an Owens Corning basement finishing system. Flooring throughout this level is vinyl plank. With above-ground windows throwing some natural light inside, the 211-square-foot room currently hosts a sectional couch and an apartment-sized refrigerator. It also has recessed lighting in the drop ceiling. This floor has electric baseboard heat, while the rest of the house is heated by gas.

This level also is the spot for a 100-square-foot home office/workout area and a 16-square-foot half-bath behind a sliding six-panel door. The 212-square-foot laundry room with full-size appliances is at the rear.

The home includes a one-car garage in the back and a cherry tree out front. The rear fenced yard includes both a deck and patio for summer cookouts.

Sarah Lewis of Engel & Völkers Wellesley has the listing. As of press time an offer has been accepted on the property.
