Just listed: A historic Brookline mansion with its own concert hall

A historic 19th-century mansion is up for grabs in Brookline, and it comes with an unusual feature — its very own concert hall.

Priced at $4,950,000, the home at 78 Upland Road features six bedrooms, five full baths, and one half bath in nearly 6,800 square feet. The home also sits on nearly an acre of land, according to the listing.

“It’s a large home on an unusually large lot for that area of Brookline,” listing agent Vicky Whitney of Hammond Residential Real Estate said.

Built in 1877, the home is a brick Queen Anne revival with a slate roof.

“It has all the features of that style,” Whitney said.

The home has multiple fireplaces, including in the living room, the dining room, as well as in the master suite, according to the listing.

A solarium connects the home to the concert hall, which was constructed in the early 1900s by Peabody and Stearns, well-known architects of the time, Whitney said. Featuring windows framed by large white arches and ceilings that stretch 18½ feet high, the concert hall has acoustics suitable for live music, she said.

While the home is nearly 150 years old, it went through extensive renovations from 2010 through 2014, according to Whitney, noting that the changes included “all the stuff that you really can’t see,” such as the heating and cooling systems.

Because of its historic designation, the Brookline Historical Commission monitors changes made to the property, Whitney said.

Part of the Pill Hill district, the home was placed on the National Register of Historic Places in 1977 and in the local historic district in 1983, according to online records.

“The area is an aggregation of outstanding work by Boston’s and the nation’s leading architects,” the application to the National Register says. “An underlying harmony of size, scale and picturesque character as well as consistent high quality design and workmanship has been well maintained.”

The area got its nickname because of the many doctors who lived in the neighborhood, the application says.

Edward Philbrick is responsible for building 78 Upland along with several others along the street — 43, 70, and 94 were also part of his venture, according to the Brookline Historical Society. Philbrick’s father, Samuel, was a famous abolitionist, and he and his wife helped pay for The Liberator, a newspaper by William Lloyd Garrison for the abolitionist movement.

Past owners of 78 Upland Road include Isadore Braggiotti, his wife, Lily, and their eight children, according to the historical society. One of them was Francesca Lodge, who married John Davis Lodge, a former governor of Connecticut and a US ambassador, according to the Associated Press.
