Amaya, the first residential building at the repurposed Suffolk Downs racetrack, is ready to welcome residents. Humans, not horses.
After horse racing ended in 2019, HYM Investment Group, in partnership with National Real Estate Advisors, Cathexis, Ullico, and the City of Revere, began the redevelopment of this massive 161-acre site, located in both East Boston and Revere. Amaya, which is on the Revere side, is the first completed building in phase one of what will be a two-phase, two-decade-plus redevelopment.
The eight-story Amaya overlooks Beachmont Square, which includes 40 acres of open public space, including The Track at Suffolk Downs — part of the original racetrack and now a running/walking track and event space. Adjacent is The Yard, which includes the dog park, and an outdoor concert area, The Stage at Suffolk Downs.
“With Beachmont Square we created an urban plaza,” Doug Manz, a partner at HYM Investment Group, told Boston.com. “We are creating a new neighborhood, not just a building.”

Amaya’s 475 apartments offer a choice of either a lighter look with white cabinetry or a darker one with wood-toned ones. Some apartments have patios, and all of the units come with a washer/dryer and ceramic cooktops “These are all-electric residences designed to the most recent code,” Manz said.
The complex has 380- to 556-square-foot studios starting at $2,280 per month, 567- to 1,071-square-foot one-bedrooms from $2,660 per month, and 977- to 1,149-square-foot two-bedroom units from $3,700 per month. There are also one-bedroom units with a den ranging from 819 to 1,071 square feet and priced from $3,800.

The on-site parking garage includes electric vehicle charging and bike racks. Parking is extra, but the rates were unavailable, said a rep.
Other amenities include a 3,000-square-foot indoor-outdoor fitness center — “It’s got pullup bars, weights, ropes, and a rubberized floor,” Manz said — a swimming pool and seating areas with fire pits and grills spread across two courtyards, an indoor lounge with a terrace, designated spaces for communal working, and work pods for small groups.
The game room has a pool table, shuffleboard table, darts nook, arcade games, and a bar area. “It’s a very large, unique space to hang out in,” Manz noted.






Another attraction is the development’s proximity to the Beachmont Square Blue Line stop — less than 500 feet away.
Danvers-founded Twisted Fate Brewing will be the first tenant in the ground-level retail space and is expected to open its lounge and patio next spring.
“Retail will be a mix of fitness and restaurants,” said Manz. “By the end of the year, we will have more leases signed, including a small specialty grocer.”
Suffolk Downs is expected to bring 10,000 units of housing and 5.2 million square feet of life science and office space to Greater Boston upon completion around 2040.
“We concentrated on the residential first. We are at the very, very beginning. We’re not just building apartments; we’re creating a new district,” said Manz, adding that the old Revere is right on the doorstep. “There is an existing neighborhood around the T stop, so it’s not just a massive, new empty space.”
