30-story residential building planned for site of old nightclub at Downtown Crossing

Adding to the transformation of Downtown Crossing, a new 30-story building featuring 94 residential units has been proposed for the vacant site between the Boston Opera House and the Modern Theater.

Rafi Properties, LLC filed plans with the Boston Redevelopment Authority to develop the 3,648 square-foot site at 533 Washington Street. The proposed tower would include a restaurant and office spaces on the lower floors, with the residential units above.

The residential units would contain a mix of studios, and one- and two-bedroom apartments. There is no on-site parking planned.

The proposal describes the area as a cultural and educational hub, with easy access to multiple theaters, Emerson College, and Suffolk University.

In recent years, Downtown Crossing has seen a number of new residential projects in the area, such as Millennium Tower, Kensington Place, and 45 Stuart Street.

533 Washington used to be home to Felt nightclub, which was shut down by state authorities in 2012 when they discovered the people running the club were not the same people listed as its owners. The developers plan to demolish that building, except for the facade, which will be incorporated into the new tower.

The site close to a number of jobs and amenities, and a short walk from the Downtown Crossing and Chinatown MBTA Stations.
