South Bay Center May Get Residential Units, Hotel

Someday you might be able to live, as well as shop, at the South Bay Center, one of Boston’s busiest retail hubs.

The development giant Edens that built the popular South Bay Center is now rolling out plans for a “South Bay mixed-use town center.’’

The proposal features 500 residential units, a 65,000 square-foot cinema, and 115,000 square feet of shops and restaurants. And that’s before you get to the 150 to 200-room hotel and the two parking garages.

A consultant working for the company filed a letter of intent on Wednesday with the Boston Redevelopment Authority, which will be in charge of vetting the proposed town center project.

If approved, the project would take shape a short walk from the Newmarket commuter rail station and MBTA service at Andrew.

Edens wants to build “several’’ six-story buildings on the site, which would be connected through new streets, sidewalks, and open space.

The proposed 10-acre development site is currently home to a concrete plant, empty commercial and industrial space, office and retail buildings, and surface parking lots, according to the letter. (The site is bounded by the South Bay Center, Enterprise Street, Boston Street, and West Howell Street.)

The developer now plans to file a full-scale proposal in the next 60 days, kicking off the review process at City Hall.

The town center proposal is the second major expansion by Edens since the company built the South Bay Center in 1998. In 2006, the developer expanded the shopping center out to Massachusetts Avenue.
