Cape Cod estate near Kennedy compound lists for $21.5M: ‘Slice of Americana’

The Hyannis Port waterfront property is the most expensive listing on the Cape.

The iconic white mansion overlooking Hyannis Harbor, visible to ferry riders traveling to the islands and located next to the Kennedy Compound, has hit the market with a $21.5 million price tag — the highest active listing on Cape Cod.

The 13-bedroom, 12-bath estate on 3 acres includes a main house and a guesthouse at 151 and 155 Irving Ave., with a private beach and landscaping designed by the Olmsted Brothers. 

From the water, passersby often mistake the property built in 1914 for the nearby Kennedy Compound, which sits just up the street. Historic photos show the Kennedys sailing in front of the house, and even Jackie Kennedy waterskiing nearby.

“As soon as you turn off Irving Avenue and proceed down the driveway, it’s so stately,” said Paul Grover, the listing agent for the property. Upon entry, there are views, “right through to the ocean. It’s dramatic.”

The house offers views of Nantucket Sound, Hyannis Port Harbor, and Great Island and has grand gathering spaces, outdoor living areas with a pool, and a waterside terrace.

The house also has a primary suite and six guest bedrooms. The guesthouse also has a separate kitchen, four bedrooms, and two separate apartments with private entrances.

The same family has owned the estate for 25 years; it last sold for $6 million in 2000. The property has been on and off the market with price changes over the last year.

The house has undergone extensive upgrades over the years, including additions to the seawall, a new pool, and new windows. 

The estate is steps away from the West Beach Club and Hyannis Port Yacht Club. The Cape Cod Gateway Airport is minutes away, along with ferry service to Martha’s Vineyard and Nantucket. 

Plus, with its blue carpentry, details and molding, the house gives off a patriotic feel reminiscent of paintings of the historic summer homes on Cape Cod. 

“It feels like a 4th of July house,” said Grover. “It feels like a real slice of Americana.”
