Duxbury home sells for $8.25M, second highest sale for town in 20 years

A custom-built waterfront estate, featuring 6 bedrooms and 6 bathrooms, just set a Duxbury record.

In a landmark deal for the South Shore luxury real estate market, 21 River Lane in Duxbury has sold for $8,250,000 — the second-highest residential sale in the town over the last 20 years and the highest since 2019, according to MLS data.

Listed by Beth Dickerson of Gibson Sotheby’s International Realty in March, the custom-built waterfront estate represents a rare example of new construction breaking into the upper echelon of Duxbury’s historically tight luxury market, Dickerson told Boston.com in an interview.

“This is the first new construction home on the water that has sold, and has broken records because of the fact that someone doesn’t have to go in there and tear it apart,” she said.

Designed by Maribeth Brostowski of Virian Studios, built by Payne Bouchier in 2012, and with architectural design by Julia Chuslo, the home spans 14 rooms, including six bedrooms, six full bathrooms, and three half baths, all set on nearly two acres of prime coastal land.

Dickerson described the sprawling home as a kind of “family compound” built in the shingle style, which gives it a distinctly Nantucket-inspired feel. It also features a geothermal well for heating and cooling.

This is the first time a new construction home on the waterfront in Duxbury has reached this price point — and it signals a shift in the town’s luxury landscape, Dickerson said.

Previously, the highest sale in Duxbury was in 2019, when 274 Marshall Street sold for $8.75 million. The highest sale in Duxbury in the last 30 years was in 2004 for 341 Standish St., which sold for $10 million.

“In Duxbury, there’s been no new builds that have sold in the luxury market,” Dickerson said. “The older homes, you could find one for $6 to $7 million, they’re on the ocean, and they had some land, but somebody had to go in and put in $3 to $4 million [in renovations] after they bought it.”

The sale of 21 River Lane also reflects broader shifts in buyer behavior in the post-COVID era, Dickerson said. Increasingly, affluent buyers are bypassing traditional coastal enclaves like Nantucket, Martha’s Vineyard, and parts of Cape Cod in favor of more accessible, year-round communities.

“I think Duxbury is really the story,” Dickerson said. “I think a lot of people have been really watching Duxbury because it’s actually an easier way to get to Boston and closer — it just doesn’t have the ferry. And it’s just so beautiful there, you have the beautiful beach and a lot of things that other little South Shore towns don’t have.”
