2016’s sales started out strong when, in February, Millennium Partners announced that the “Grand Penthouse” of their Millennium Tower had a buyer; the unit had been listed for $37.5 million. Before that, Boston’s most expensive private home sale had taken place in 2015, when 300 Boylston St., Unit #1005-1006 sold for $15.4 million dollars. A few other 2016 condo sales nearly reached that price.
Here are the ten most expensive condo sales of the year in the Boston area, according to data provided from home buying site Realtor.com, ordered from least expensive to most expensive.
9 Arlington St., Unit TH, Back Bay, Boston
This four-bedroom, three-bathroom, 3,804-square-foot townhouse in a full-service building sold for $8,150,000 in September. The home was gut renovated in 2014 and features a private elevator to every floor, a custom-designed kitchen with granite countertops, and views of the Public Garden.
220 Boylston St., Apt 1209, Back Bay, Boston
Also in September, this two-bedroom, two-bathroom, 1,676-square-foot condo sold for $8,875,000. Not only is this condo just steps from the Boston Common and the Public Garden, it’s part of the Four Seasons Place residences, meaning the owner has access to hotel amenities.

In November, one of the Millennium Tower Penthouse Collection units sold for $8,950,000. The unit has floor-to-ceiling windows, and the building has plentiful amenities, including a library, a private function room, and an outdoor terrace.
448 Beacon St., Unit 5, Back Bay, Boston
Hooper Mansion, built in 1889, underwent construction beginning in fall 2014 and was transformed into six luxury apartment units. This unit, which has four bedrooms, 4.5 bathrooms, and 4,004 square feet of living space, sold for $10,250,000 in August. Amenities at the mansion include a concierge, elevator access, parking, and a rooftop garden.

In December, this three-bedroom, 4.5-bathroom, 4,110-square-foot condo—which is also a part of the Millennium Tower Penthouse Collection—sold for $10,900,000. No surprise: This condo has floor-to-ceiling windows, as well as panoramic views from every room.

Another member of the Millennium Tower Penthouse Collection sold for $11,200,000 in November. Of course, the owner of this four-bedroom, 4.5-bathroom, 4,496-square-foot has access to all of the building’s amenities. Those also include a 24-hour concierge, a 75-foot lap pool, and a fitness facility.
250 Boylston St., Unit 5, Back Bay, Boston
This four-bedroom, 4.5-bathroom, 4,841-square-foot condo sold for $11,500,000 in November. The unit underwent a renovation in 2000 and is located in a luxury condo building near both the Boston Common and Public Garden.

Yet another part of the Millennium Tower Penthouse Collection, this three-bedroom, 4.5-bathroom, 4,173-square-foot condo sold for $11,995,000 in October. Go figure: The unit boasts panoramic views of the city from its floor-to-ceiling windows.
448 Beacon St., Ph 6, Back Bay, Boston
A penthouse in the Back Bay’s Hooper Mansion on Beacon Street sold for $13 million in August. It has four bedrooms, four bathrooms, two half bathrooms and 6,252 square feet of living space.
1 Franklin St., Grand Penthouse, Downtown Crossing, Boston
In February, this 13,000-square-foot condo, which takes up the entire top floor of the 60-story Millennium Tower, sold for around $33 million. The Grand Penthouse is 625 feet above street level, with floor-to-ceiling windows that will give 360-degree views of Boston. The unit includes a 2,000-square-foot outdoor terrace.
