45 new apartments proposed for Beacon Street near Kenmore Square

Audubon Circle, nestled between the Kenmore Square and Fenway neighborhoods, may be getting a new apartment building.

In a filing with the Boston Redevelopment Authority, developer Miner Realty Inc. proposed constructing a five-story, mixed-use building with 45 residential units and 4,500 square feet of ground-floor commercial space.

The building would replace the current two-story commercial building at 839 Beacon St. According to the proposal there would be 39 market rate units and six affordable housing units, along with 30 parking spaces.

The proposal states that the developer would like to begin construction at the end of this year and have the building completed by the end of 2017.

Along with the commercial/retail units, on the first floor there would also be three apartments, a resident lounge, a conference room and an exercise room.

The proposal lays out the rest of the building:

The basement level will consist of a parking garage, trash room, bike storage rooms, sprinkler room and electric room.

The second and third floors will contain 11 apartments each: 4 studios, 6 one bedrooms, and 1 two bedroom. The fourth and fifth floors will contain 10 apartments each: 3 studios, 5 one bedrooms, 1 two bedroom and 1 three bedroom.

The roof level will contain a roof terrace, kitchen facility and rest room.

It seems the developer desires 839 Beacon St. to blend in to the rest of the neighborhood, despite being a modern building.

“Although the building architecture is modern, the material colors and textures were chosen from the palette of the neighborhood,” the proposal notes. “The siding will be a mixture of brick and fiber cement panel, using a modern interpretation of the traditional window bay vocabulary.”
