Big Brighton project seeks to add hundreds of residential units

The project would take over a radio station hub.

A new residential apartment building is planned to take over a heavily trafficked corner in Brighton.

According to a project notification form filed with the city, Nordblom Company proposes building a 338-unit residential building at 83 Leo M. Birmingham Parkway. The project would have 175 below-grade parking spaces for residents. 

The unit mix would comprise 125 studios, 157 one-bedrooms, 49 two-bedrooms, and seven three-bedroom units. The project would have 57 affordable housing units. 

The site covers about 2 acres and lies west of Boston Landing, the New Balance headquarters, and Allston Yards. The project is also about a half mile from the MBTA commuter rail station and has bus routes within its vicinity.

The project would consist of three wings that extend out toward the parkway. Due to the property’s grade change, the building is about six stories above the parkway and eight stories above Soliders Field Road. 

The project plans an indoor-outdoor dog park and lounge. Outdoor amenities may include a pool, grilling areas, fitness and wellness areas, a lounge, and function spaces.

The proposed project requires approval from the BPDA under Article 80B. It includes community outreach, establishes an Impact Advisory Group, and needs approval by the Boston Civic Design Commission and the Interagency Green Building Commission.

The new building would replace an existing office building, radio tower, and asphalt parking lot that’s currently home to Audacy’s Boston radio stations.

Audacy, which said it has no comment on the project, plans to move to a new location in the Boston metro area in early 2026 but does not have a new site. 

As Audacy goes through bankruptcy court in Texas, the company is moving to consolidate its assets and reduce its debt, including selling this property. According to SEC filings, the company sold the land, building, and equipment in Boston for $14.4 million in the first quarter of 2024. 

The national company owns Big103, ChannelQ, WEEI 850 AM, WEEI 93.7 FM, Magic106.7, WEEI 1140 AM, and Mix 104.1 in Massachusetts. 

The next virtual Impact Advisory Group and public meeting for the proposed development is scheduled for Sept. 19 from 6 to 8 p.m. 

The Nordblom Company did not respond to a request for further comment on the project. 

Nordblom is a real estate enterprise with a 90-year history of investing and developing properties throughout New England and the Carolina markets. The company has headquarters in Burlington, Massachusetts, with offices in Boston, Brookline, and Raleigh. Nordblom says it has $1.2 billion in assets under management.
