Mark R. Young and Gary J. Sullivan’s residential resume includes a nice place in a Chinatown high-rise, a far-too-small unit in Dorchester for a married couple, and then, just as COVID arrived, this two-bedroom condo on the upper floors in Dorchester’s Jones Hill neighborhood.
“It’s sort of traditional and homey, but also with that modern sort of loft element,” said Young, a commercial real estate lawyer. “So we loved the space.”
The hill in Jones Hill is real. And so, there’s a flight of stairs between the sidewalk and the front porch, where two fire-engine red doors are located. The one on the right is the waypoint to this fully updated home.

With a translucent window providing both natural light and privacy, the red door opens into a carpeted foyer with a built-in closet. A carpeted stairwell ascends to the first level, where a door with a clear glass window opens to an 82-square-foot balcony with views of the landscaped lawn.
The level also hosts the laundry closet. But of far greater importance on this level is the two bedrooms, separated by a 192-square-foot hallway, both of which are ensuite.

From the hallway, the primary suite is on the right; it’s 249 square feet and has refinished oak flooring mostly covered by carpet. At the front of the bedroom, there is a bump-out of three double-hung windows with views of the street. Befitting its role as the primary, there is a pair of closets, each with built-in shelving for shoes, folded clothing, and dresses/suit coats.

The 82-square-foot bathroom, remodeled by Young and Sullivan, has a single vanity with a tan countertop, undermounted sink, and floating mocha-colored cabinetry. A free-floating mirror is flanked by tubular sconces. The walls are covered in wallpaper with a grass-cloth appearance, and the flooring is tile in mosaic style. It has a shower only, but not a narrow inset; instead, it’s an extra-large space behind clear glass doors with a tile backsplash and flooring. There is a multi-head shower and a shelf lining the rear wall.

Across the hallway is the second suite. The bedroom is 156 square feet with two double-hung windows on the front of the building. The flooring is refinished oak, and there is a central light fixture. A single closet is also equipped with built-in storage. The 70-square-foot full bathroom has a single vanity on the left with an off-white counter, gray-toned floating vanity, and tile flooring. There is a shower/bath combination with a tile backsplash.

The final stairwell ends in the shared space of this home, where the mixture of modern design with classic style is best displayed. The open floor plan is crowned with a cathedral-style ceiling while a deliberately visible HVAC duct runs along one wall, together evoking loft-style living that’s counterpointed by the refinished oak flooring.
This space encompasses the living room (337 square feet), dining room (228 square feet), and kitchen (186 square feet). There is no shortage of natural light. The 16-foot-tall ceiling has two skylights, both exterior walls have rectangular windows, and there is a wide, clear glass slider to the rear deck topped by two clerestory windows. The ceiling has multiple recessed lights, and there is a central light fixture that looks like an assemblage of twigs.

The kitchen is sliced off from the overall area by a T-shaped island, with the top bar of the T creating a galley-like feel. The sink is in the island directly opposite the high-end gas range. The countertops are marble, and there is a tile backsplash. The cabinets and refrigerator have a bright white gleaming finish. There is a 56-square-foot pantry to the right of the counter and a 51-square-foot storage area to the left. Sullivan is a wine consultant, and the kitchen includes a lighted coffee bar with both a wine refrigerator and a built-in wine rack.

Also in this space is an 37-square-foot half bathroom with a single vanity, distinctive patterned wallpaper, and hardwood flooring.
Behind a white sliding door is the 165-square-foot den with skylights, hardwood flooring, and an angled ceiling that mirrors the Mansard-style roofline. There is also a slider to the private deck.

And that private deck? It’s 175 square feet and has a hard-plumbed gas grill and amazing views of the city because the home, given its spot on top of a hill, is above the tree line.
The unit includes a large basement storage area. It has central air conditioning and gas heat.
Young and Sullivan have decamped to a high-rise in the South End. “We won’t have outdoor space, but we will have amenities,” Young said.
