Home of the week: 1960 Campanelli ranch in Hingham for just under $1M

The Campanelli brothers built post-WWII homes advertised as "California Ranch Living."

By 1960, the Campanelli brothers were well-established home builders who developed design and construction techniques that ultimately created some 30,000 homes in Florida, Chicago, and Massachusetts.

This Hingham home still has the hallmarks of its time — it is, after all, mid-century in design and in age — in what is still widely known in these parts as a Campanelli ranch.

The Campanelli ranch was created by four Brockton brothers after World War II to suit the needs of American families in the post-war era.

“When they built these houses, they advertised them for ‘California Ranch Living,’” architect Kristen Giannattasio told the Globe in 2023.

Located across the street from the McKenna Marsh conservation area, the home sits on a 21,288-square-foot, pie-shaped corner lot. A blacktop driveway, one of two for the property, is on the left side and leads to the front entry of the home.

The front door opens into a 102-square-foot foyer that stretches some 16 feet deep into the heart of the home.

A door on the right opens into the 185-square-foot dining room, where evidence of its mid-century origins are visible: The floor is various colors of slate slabs. The room ends in a clear-glass slider to the flat backyard and the built-in Gunite pool that needs work. In the dining room, there is also a closet with sliding doors and a recessed light.

Next to it is the U-shaped kitchen. It continues the use of slate for flooring, and in this space it pushes between the cabinets that are currently painted a pale blue. The countertops are linoleum, and there is white subway tile between two layers of cabinets. The appliances are a mix of white and stainless steel — including the electric stove — and the sink is located underneath a double window.

Equally accessible from either the kitchen or the dining room is a half bath with a white vanity, quartz sink top, and slate floor. It also serves as the laundry for the home.

Moving to the right, the slate ends and the living room begins with high-end vinyl flooring that has a hardwood appearance. It’s one of the biggest rooms in the home at 441 square feet, and is rectangular-shaped. A key attraction is a functioning wood-burning fireplace flanked by a brick mantel.

The living room has two sources of natural light, one minor and the other really big. The minor is a window just to the right of the fireplace. The really big source is accessed through a clear glass slider flanked by panes of glass. On the other side is a 124-square-foot greenhouse-style sunroom with six angled windows overlooking the front yard.

Moving from the living room, a short hall leads into the wing on the right side of the house. Here is the primary suite, an office, two other bedrooms, and one of two full baths in the home.

The 133-square-foot office is located on the left side of the hall.

A door connects the office to the primary suite. The bedroom, which currently has a shag rug, is 205 square feet. There is a single window in a corner, while a large closet is located behind sliding doors on the other side of the room. The suite includes a 48-square-foot full bath with a white porcelain sink. The lower half of the wall and the shower backsplash are covered by ceramic square tile, and the flooring is mosaic tile design.

Returning to the hallway provides access to the 65-square-foot second full bath. It’s a study in pink with a pink shower/tub, pink square tile on the walls, and pink mosaic tile on the floor.

Finishing this side of the home are two bedrooms of near equal size at 155 and 143 square feet. The smaller one in the corner of the home has a set of windows; the larger shares a window with the sunroom.

The wing on the left side of the home has two rooms, a second office at 170 square feet in the front of the house, and a wood-paneled den in the back of the home. The den has a clear glass slider to the rear yard.

Heating is electric baseboard and oil, and the home is cooled by a heat pump.
