Here’s some facts about Marlborough: It’s a city of just over 42,000 about 30 miles west of Boston, with Interstates 495 and 290 slicing through the western part and Fort Meadow Reservoir on the eastern end.
It’s also the place where this 23-year-young Colonial awaits. The front yard flows into a covered porch and the main entry to the home.
Stepping inside to the foyer, there is a long stairwell with a curving banister directly ahead, an entry to the family room on the right, and an office on the left. In the foyer and the primary rooms of this home, the flooring is hardwood with a satin finish.
The 124-square-foot office area — or playroom as it’s currently used — has a pair of tall double-hung windows looking out to the covered porch and front yard.
The right side of the foyer leads to a combination space that highlights this home’s character. The family room and dining room flow seamlessly with each other, accounting for a total of 424 square feet.

The family room (200 square feet) has a pair of double-hung windows looking out to the front, while the dining area is set up against the rear wall with paired windows. The dining area (224 square feet) is defined by mid-wall wainscoting, a light fixture with candle-like bulbs, and a bump-out with a set of three windows.

A doorway off the dining area connects to the 426-square-foot kitchen, which also is one half of a twin: The other side is the living room.

The flooring is the same hardwood with a satin finish. The hallway is open to the foyer below, and there’s a large window splashing the area with sunlight. There is also a large closet off this hallway.

The first left from the hallway leads to the primary suite, which totals 423 square feet spread across two areas separated by a 55-square-foot walk-in closet. The first area is 203 square feet, and has a perfect setting for a bed next to a pair of double-hung windows. Passing the walk-in closet connects to the second area — 220 square feet — that can easily be envisioned as a private living area. There is also a second closet at this end of the room.
The primary bath is also spacious at 133 square feet. It’s spa-like with a deep whirlpool tub directly underneath a Palladian window. There is a double vanity, stone tile flooring, and a separate shower behind a curtain.
Back in the hallway, moving to the right is the en suite secondary bedroom. It’s 194 square feet and has a pair of double-hung windows. The 52-square-foot full bath has a single vanity, tile flooring, and a shower insert.

The final bathroom is accessible from both the hallway and an 182-square-foot bedroom located in the rear of the home. The bath has a double vanity, tile flooring, and a shower behind a curtain. The final bedroom is 137 square feet and has a set of twin windows.
The full height basement — 1,647 square feet — is unfinished.

There are leased solar panels, a 200 amp circuit breaker, central air, and forced hot air gas heat. There is also a two-car attached garage.
