From the front steps of this home, it’s about a five-minute walk to Lower Mills and its supermarket, restaurants, and the justly famous and tasty landmark, the Ice Creamsmith.
While location is always a consideration, this home has other perks: It’s part of a two-unit condo that currently does not have a monthly fee, plus there’s off-street parking in a two-car driveway.

In addition, the 1,469-square-foot unit has been regularly upgraded, making it appear as if it’s a new build, not something constructed 21 years ago.
From the sidewalk, the view is of a shared porch, with the white door — which has a clear glass window at the top — on the right that opens into Unit A.
Inside is a stairwell on the left and the 289-square-foot living room on the right, where the current owners have installed a grand piano in a niche tucked beside an interior wall. There is wide crown molding and recessed lighting in a room brightened by sunlight from three double-hung windows. The flooring is a pleasant iteration of blonde maple.
Moving deeper and on the left is a 27-square-foot half bath with Nantasket beadboard on the walls and a white porcelain pedestal sink.
The open floor plan ends at an 87-square-foot dining area — just before a door to the backyard — with windows on two exterior walls and a pendant ceiling light directly over the circular table currently there. There’s a clear-glass gas fireplace nearby for extra coziness.

This floor is completed by the 113-square-foot kitchen and its lustrous counter of black granite, stainless steel appliances — including a gas stove — with black accents, and cabinets with a mahogany appearance. The sink is nicely located underneath a window with views of the backyard.

The stairwell leading to the second floor lands in a hallway that provides access to two bedrooms, a full bathroom, and a door that ensures privacy for the third-floor primary suite.
The 66-square-foot bath has a single white vanity on the right with a black granite counter, the same as the kitchen. There is a shower/bath combination behind a curtain with ceramic tile for the backsplash and the flooring.

The two bedrooms are nearly the same size — 148 square feet and 152 square feet — and both feature double-hung windows on two exterior walls. The larger of the two has a walk-in closet and currently a desk and a circular table with seating for two. The other bedroom is now set up as a nursery and has bifold closet doors.
Flooring on this level — except for the bath — is more of the dazzling maple.
At the end of the hall is the door to reach the primary aerie. The 279-square-foot primary suite occupies the entire floor and currently shares space with a large butcher block desk. Natural light arrives through a pair of double-hung windows near where the desk now sits. There is are a total of three closets, two of which are large enough to warrant double doors. The flooring is maple.

The 60-square-foot full private bath also has a single white vanity with a black granite countertop. There is a pair of double-hung windows and ceramic tile flooring. The shower has gray ceramic tile and is behind a clear glass door.

The lowest level is 343 square feet, with laundry facilities installed and full height. The condo has central air conditioning.
Alexandra (Ali) Joyce of William Raveis Real Estate in the South End has the listing. As of press time, an offer on the condo was accepted.
