Best get in practice before the summer arrives: No running! Wear your floaties! Wait! What SPF sunscreen are you wearing?
Those exhortations will be necessary once you occupy this Dedham home — which is just 20 miles from Boston — with a 1,300-square-foot in-ground pool located in a fenced backyard that includes a patio and a raised deck.
The pool is a lovely attraction, but there comes a time for dinner, sleep, school, and the privacy of a first-floor primary suite.
From the street, five steps framed by black metal fencing lead to an enclosed portico, which acts as a shield from unpleasant weather. Once inside, the living room is on the right while the dining room is to the left. In between is the stairway to the upper level.

To the right, the 160-square-foot living room is a long rectangle with a double-hung window at the front and a second window on the rear wall with views of the rear raised deck.
Flooring in this room and throughout the house — except for the kitchen and baths — is oak, believed to be original to the home.

The 143-square-foot dining room has Nantucket beadboard covering the lower half of the walls. Natural light arrives through three double-hung windows, one on the front exterior and two on the left of the home. There is a central light fixture with a cast-iron appearance.
About three-quarters down on the right is a door leading to the distinctive primary suite, where flooring is also hardwood. The bedroom is 190 square feet, has a double-hung window on the front wall, and a large ceiling fan. What makes this space special is the glass sliders that lead to the 102-square-foot private exterior deck. A double closet has bifold doors.

The full bath is 170 square feet and has a single white vanity with a light brown granite countertop. The shower/bath combination is behind a curtain and has a granite backsplash. The flooring is ceramic tile.
Moving deeper into the house, a doorway leads to the lower level on the right before landing in the 170-square-foot kitchen. It’s brightened by a skylight and has been updated and decorated in three colors: bold white accents, trim, and cabinets and a shade of blue on the walls amid stainless steel appliances. The quartz countertops also are a shade of blue. The sink is underneath a window above the raised deck. On the left side of the kitchen is a wide, rectangular pass-through to the 130-square-foot family room. This space has an arched ceiling along with a ceiling fan, hardwood flooring, and a line of windows on one exterior wall. Adding natural light is a set of French doors that connect to the raised deck.

The upper level has two bedrooms, both with carpeted flooring. The largest — at 160 square feet — on the left of this level has a closet with a bifold door. The 130-square-foot smaller bedroom has a closet with a single door.

Accessible to both is the 70-square-foot bathroom with a single vanity that has a white porcelain top. The walk-in shower is an insert behind a curtain. Flooring is the same ceramic tile as the primary bath.
Using the stairway off the kitchen leads to the lower level, where a chunk is set aside for the home’s mechanical systems and a separate laundry room. But the primary draw is the 360-square foot recreation room with carpeted flooring and recessed lighting.

The pool depth starts at 3 feet and slowly increases to 9 feet, according to the listing agent. The single detached garage has a changing area for swimmers.
The home has forced hot air by gas heating and central air conditioning. The driveway has parking for four vehicles.
Martin Laird of Coldwell Banker Realty in Chestnut Hill has the listing. As of press time, an offer had been accepted on the property.
