Doing some math: This 487-square-foot condo overlooking Cape Cod Bay — at its current asking price — costs something like $2,218 a square foot. More math: It generated $40,000 in net rental income last year.

Still more math: What price should be paid to be steps away from the beating heart of one of Massachusetts’ most unique communities, the place where whimsy is adjacent to serious and where summer is a monthslong celebration of life?

You do that math.

Dubbed the “Beach House,” our Home of the Week is one condo in a six-unit development on the east side of P-Town located less than a mile from MacMillan Pier. But that distance makes a difference, especially at night; this condo is on the quieter side of town. And adding to the paradise, there’s full access to a private beach.

The unit is a long rectangle in shape. The entry door is almost, but not quite, dead center of that unit. It opens into a kitchen shaped like a U with dark-toned granite countertops. There is an electric cooktop, a microwave, dishwasher, and Werever kitchen cabinets with a beadboard look. The appliances are black, and the backsplash is a mix of thin tiles that are sage, brown, and white. The flooring here and throughout the condo is a gray laminate.

Standing at the sink, the owner has a great look at Cape Cod Bay — one of many ocean views in the unit — through a double-hung window with black frames.

At this end of the unit, there are two seating options, although one is far more preferable. A pendant light with a cone-shaped shade hangs above a dining area large enough for a small, circular table.

Just to the right of the table is that preferable spot — a cushy window seat that provides views of the bay on each side of the bump-out. On this end of the unit, there is one more spot to visit: Black-framed sliders open to a private deck with stunning views of Provincetown Harbor and seating for four or more.

There is, of course, a place to rest. And that’s at the opposite end of the unit, behind a sliding barn door. The sole bedroom has a ceiling fan and a line of windows that look out to East End Beach and Truro beyond. Like the other parts of the unit, the ceiling is white with exposed beams.

The last space is occupied by the full bath, also found behind a sliding door. There is a shiny stainless steel vessel sink on a floating vanity with a sand-colored ceramic tile countertop. The shower is behind a clear glass door, and the flooring and backsplash are tile, similar to the style used in the kitchen. The walls are shiplap.

A bonus: The unit includes one parking space. There is a common laundry and a large communal deck.

The monthly fee includes the common area, flood and master property insurance, grounds maintenance, professional property management, and sewer.
