Built around 1927, the free-standing condo measures approximately 604 square feet. But for someone who’s looking to score a home in Brookline’s coveted Fisher Hill neighborhood, the petite pad might be just what they’re looking for.
Originally part of a single property with a two-family home next door, the property was condo-ized in 1984. The space was likely a caretaker cottage for the larger property’s staff. Now, it functions as three independent homes in the same HOA.
“Functionally, it works more like a single-family home, even though it’s part of the association,” says Matt Montgomery of the Matt Montgomery Group at Compass, who has the listing.
A stone walkway with a mature tree on the side leads up to the home, which greets visitors with its main living space. Bright, white walls and wall-to-wall carpeting run throughout the 181-square-foot living room, which features three windows. To the left is a wood-burning fireplace, which was previously closed off for renters but could be updated to fully function once again. A closet, the sole one in the home, features a water heater and storage space.

A ladder leads up to the sleeping loft, which is home to four-foot ceilings.
“The sleeping loft incorporates probably two-thirds of the roof line,” says Montgomery. “It’s quite large up there.”
Continue into the 56-square-foot kitchen, which features engineered hardwood flooring and stainless steel appliances. A larger window over the sink, which has double cabinets below, looks outside. There are several other wooden cabinets and room for a butcher block.

To the left is the 30-square-foot bathroom that features a shower, as well as a window looking outside.

The land is all common, but unit 3 has a small outdoor space to enjoy on their own.
The home’s proximity to Brookline High School, the Brookline Reservoir, and the MBTA makes it an ideal spot for a commuter. There is a designated parking space for the unit at the end of the driveway.
The $75 monthly HOA fee pays the unit’s share toward master insurance, water, sewer, and snow removal, and has 10% ownership in the entire property.
