It may be an untraditional home, but prospective buyers are flocking to check out 105 Reservoir Road in Otis.
“People have come in from all over to see the house. I had a lady call me from Palm Beach, Florida. I’ve had three clients from Brooklyn, New York, come in just to see the house last weekend,” said Donna DiGrigoli of DiGrigoli Real Estate, who has the listing.
Set on more than 4 acres on a street right off Route 8, the three-bed, 2.5-bath home, which measures 1,294 square feet and dates to 1988, is dome-shaped and set amid a forest in the picturesque Berkshires town.
The property comes with 250 feet of road frontage, but it’s surrounded by mature trees and has a flat, grassy yard. A handmade pathway leads to the deck, which the owner rebuilt and extended in 2012.

A sliding door opens to the living area, which easily functions as both a TV spot and a prime seat for enjoying the natural setting. A wood-burning stove warms the space, but the home has oil heat. The kitchen sits in the center of the dome and features black-and-white tile floors and white, handmade wooden cabinetry.
As if it were divided like a pie, the rest of the first floor features an open office area right off the living room, as well as two bedrooms tucked behind the kitchen. The smaller bedroom wraps around one side of the kitchen, while the larger one, which could accommodate a queen-size bed comfortably, has two closets and its own bathroom with a full bathtub. The final “slice” of the first-floor is the dining area, which has a slider.

A staircase by the office leads up to the loft, which is home to the third bedroom. One side of the loft features a built-in desk, and several skylights allow natural light to stream in. You’ll find the half bath up here.
The basement features the third bathroom, which has a shower and the washer and dryer, which will be included in the sale.
The remaining portions of the basement include a one-car garage, an open workshop area, utility space, and storage.

The home is equipped with high-speed fiber-optic internet. It is being sold “as is.”
DiGrigoli will host an open house on Saturday, Aug. 10, from 1 to 3 p.m.
The current owner of 20-plus years) said he’s used to having people drive by and stop to take photos of the property because of its unusual design, DiGrigoli said. “Some people would actually knock on the door and ask if they could come in and see the house.”
Otis Reservoir, a part of Tolland State Forest that’s known for its boating and swimming, is a couple of miles up the road, but an intermittent stream meanders through the property.
