Luxury Listing: For $12 million, an exquisite Cape Cod estate
Wondering how to keep the kids entertained this winter break? At 87 Beach Road in Orleans, you can go bowling, get the movie theater experience, or host a mini volleyball, basketball, or tennis tournament — all without leaving the property.
“You’ve got absolute privacy, while being right over the hill from Nauset Beach,” said listing agent Brian Pothier of Gibson Sotheby’s International Realty. “You could tuck a whole family in there and never have to leave.”
The 11,657 square-foot home has seven bedrooms, eight bathrooms, and two half bathrooms on just over 10 acres of woodlands. There’s also a one-bedroom, one bathroom guest house.
Located at the end of a long, gated drive, the property has been on and off the market a number of times this year, and was first listed for $18,000,000 in April before being taken off in July. It was listed again in late August, for $14,899,000, but was delisted in November. It hit the market Dec. 6 for $12,000,000.
The home opens into a large foyer which blends seamlessly into the living room. Vaulted, wood-beamed ceilings and white columns add a hint of grandeur to the open space, which gets loads of natural light from sets of broad, colonial windows above two pairs of French doors. The living room features a wood-burning fireplace on one wall opposite a built-in, five-column bookshelf.
There’s also a wood-burning fireplace in the dining room, located to the right of the entrance. A doorway here leads through to a kitchenette, complete with a sink, dishwasher, wine refrigerator, and a cappuccino machine built into the wall.
The full kitchen adds even more amenities to the list, with two ovens (one in the island, the other stacked over the convection microwave), a six-burner stove and a separate wok stove built into the island, and beachy, blue-gray cabinetry from Pennsylvania’s Dutch Country. There’s also a breakfast nook in a quiet corner of the room, with white wainscoting under three walls of colonial windows.
The kitchen opens into the family room, which has the same white wainscoting as the breakfast nook, as well as a wet bar and another wood-burning fireplace. The library, laundry home, half bath, and three of the bedrooms are all on the other side of this floor. The bathrooms each have closets and en-suite bathrooms. Two have combination shower/bathtubs, and the third has both a shower and a bathtub, as well as a sitting room. The library has a coffered ceiling and two sets of French doors, one that opens from the hallway into the room and another that lets out onto the grounds. The walls are mahogany, with built-in cabinets and bookshelves facing a wood-burning fireplace.
The L-shaped staircase leads upstairs to four more bedrooms including the owner bedroom, and an office. The owner bedroom has two sets of French doors on either side of the wood-burning fireplace, opening to a spacious balcony. It also features a walk-in closet and a luxurious en-suite bathroom with limestone floors, silestone counters, a jetted bathtub, a standalone shower, and two vanities each with a sink. The other bedrooms have a large closets and an en-suite bathroom with a shower/tub combo. Two of the rooms are connected through a balcony, and the third has its own balcony.
Though it looks like one of the more modest rooms in the home, there’s more to the office than meets the eye. The bright room has a wood-burning fireplace and walls of wood cabinets, one of which moves to reveal a hidden opening to the hallway.
Another hidden door in a bookcase around the corner from the living room leads to the basement. The space features a home theater with a projector and several cushioned seats, a game room with a two-lane bowling alley, a billiard room, a gym and sauna, a wine cellar, and a kitchenette. The first and second levels both have wood floors throughout, while the floor on this level is made of a rubberized material, Pothier said.
The home’s unique features don’t end at the threshold, however. There’s also a four-stall horse barn, a greenhouse and garden, a full tennis court, volleyball and horseshoe pits, and a heated pool with a pool house. The pool house has a wet bar, fireplace, and a full bathroom with a shower. It’s counted as one of the nine bedrooms on the listing.
There’s plenty of room for parking, with a four-car garage and and space for at least 12 cars in the paved driveway.
As with most Cape properties, it’s not a long journey to the shore. Nauset Beach is about a five-minute drive or a 20-minute walk from the home.
