The first step into this expanded Cape is proof it’s worth the time and money to update. The breezeway that connected the garage now serves a new purpose. It’s been converted into a sunny dining area large enough for a small table for four with a cathedral ceiling and a skylight.

One step up leads into the comfy kitchen, where the cabinets are blond oak and the counters are beige granite with cranberry flecks. A desk with a granite top is stationed in one corner of the room; more cabinets, white appliances with black-glass doors, and a sink under a window overlooking the backyard occupy the rest of the space.

Positioned in a front corner of the home, the formal dining room has a chandelier, chair rails, and two windows.

The living room is focused on a working, exposed-brick fireplace flanked by square windows. A large sectional, sitting underneath a bay window, does not overwhelm the room.

Around the corner is a bedroom now used as an office. The flooring on the first floor is a lovely refinished oak. An updated bath with a shower (multiple shower heads and glass doors) completes the floor.

Up on the second floor, the master bedroom is positioned in the rear of the house, taking full advantage of the flatter roofline created by the full dormer. The bedroom is large enough to accommodate a queen-size bed comfortably, and there is recessed lighting as well as a spacious double closet with built-in shelving. A wool rug covers the floor.

The full bath is located between the master and the two other bedrooms. The smaller of the pair does not have a closet.

The house, which has central air, is on a 0.17-acre corner lot. The fenced-in backyard is flat and has a stone patio ready for grilling and a 120-square-foot composite deck accessed through French doors off the small dining area. The one-car garage is attached but not accessible from inside the house, and the basement is unfinished.

A stop on the commuter rail (Middleborough/Lakeville) is about a mile away.

Dakota Riley of Keller Williams Realty in Braintree is the listing broker. As of press time, an offer had been accepted on this property.
