A developer may build a 40-story hotel and residential tower in Boston’s West End, only blocks away from North Station, according to a letter of intent filed with the City of Boston.
The parcels for development include 251 Causeway St., 100 North Washington St., and 126 North Washington St., located on a busy triangle intersection. The site currently consists of a 143,000-square-foot office building, a 56,000-square-foot office building, and a six-unit residential apartment building.
The developers, The RMR Group, say the office buildings are almost vacant and efforts to re-tenant them have been unsuccessful.
Although in the early stages, The RMR Group hopes to transform this city intersection by building a new 40-story, mixed-used building totaling about 600,000 square feet. The project would include 300 hotel rooms, 420 residential units, 30,000 square feet of retail, restaurant and amenity space, and three parking levels in a below-grade garage.
The developers say that the ground floor will include retail and amenities serving hotel guests and residents as well as the neighborhoods surrounding the Bulfinch Triangle, primarily the North End and the West End.
“The project will revitalize this critical edge of the Bulfinch Triangle and optimize its potential given its proximity to transit infrastructure, cultural and entertainment uses, and open space,” the letter of intent said.
The project will require zoning relief for dimensional requirements and use regulations, including permitting residential use, which it is not currently zoned for.
“Filing our Letter of Intent is the first step in what we expect will be a robust public conversation for this reimagined project,” said Jesse Abair, Vice President of Development for The RMR Group. “We look forward to engaging with many different stakeholders in several neighborhoods to arrive at a shared vision for this key gateway location.”
The RMR Group manages investments in about 2,000 properties throughout the United States, including 36 in Massachusetts.
Other Boston properties include a residential building at 232 Commonwealth Ave., office space for Boston’s Children Hospital at 1295 Boylston St., a life science building for PerkinElmer at 549 Albany St., and the Vertex Fan Pier office space at 11 Fan Pier Blvd and 50 Northern Ave.
