A new six-story building could rise where a pizza shop and dentist now stand in Jamaica Plain

The proposal calls for 35 apartments atop retail space, replacing the current one-story structure located in Forest Hills.

Developers are proposing to raise a one-story structure located across the street from the Forest Hills T stop in Jamaica Plain and replace it with a six-story, residential apartment complex with first-floor retail. 

In an application submitted to the Boston Planning Board last month, VinCo Properties Inc. said the project at 3716-3724 Washington St. would deliver 35 residential rental units with 10 off-street parking spaces. 

The site is currently home to Forest Hills Pizza and Forest Hills Dental. 

Architects, Helicon Design Inc., created a “modern mid-rise building that complements the evolving character of the Forest Hills neighborhood,” a letter to the city from Dennis Quality, counsel for VinCo Properties, said.

The project site would be “transformed into a vibrant mixed-use property,” he continued.

The project will require relief from the Zoning Board of Appeals due to the proposed building’s dimensional requirements and insufficient off-street parking. 

The plans include 27 market-rate units and eight affordable ones. In addition, the developers say they would widen the sidewalks on Tower Street and the alley between the project site and the funeral home next door to improve safety at entrances and exits.

The proposed project sits down the street from the relatively new Velo Forest Hills apartment complex. The 250-unit building opened for leasing in 2020.

The Boston Planning Board is hosting the first public meeting on the project on March 11. 

VinCo Properties did not immediately respond to a request for additional information.
