Here’s what to know about the ‘flagship’ theater replacing Showcase at Patriot Place

Phoenix Theatres is opening its flagship location in Foxborough next summer.

A Michigan-based theater company opening its flagship location at the current Showcase Cinemas space at Patriot Place.

Patriot Place and Phoenix Theatres announced the new occupant and the subsequent renovation on Wednesday. Showcase Cinemas opened in Foxborough in 2008 and announced its early 2026 closure in October, according to Boston25.

The Foxborough theater will be Phoenix’s second Bay State location, alongside its Pittsfield site, and is expected to open in the summer of 2026. Phoenix Theatres also has locations in Michigan, Ohio, Iowa, and Tennessee, with this location being its 93rd, according to the announcement.

“There’s nothing quite like a night out at the movies, and we’re thrilled to team up with Phoenix Theatres to bring their premium theatre experience to Patriot Place,” Vice President and General Manager of Patriot Place Brian Earley wrote in a statement.

The renovations will include 4K laser digital production, Dolby ATMOS immersive sounds, and “family-friendly pricing” in the over 75,000-square-foot space. All theater seats will be heated recliner loveseats with an adjustable middle armrest and “ample legroom,” according to the announcement.

“Their multi-million-dollar investment will revitalize our theatre space …” Earley continued. “We knew after our first meeting with the Phoenix team that they have an incredible commitment to creating an unforgettable moviegoing experience at family-friendly prices and we can’t wait to welcome our guests to enjoy the show next summer.”

“We continuously strive to raise the standard of moviegoing with innovations that improve the customer experience,” Vice President of Project Development for Phoenix Theatres Jordan Hohman wrote in a statement. “Our goal is to deliver a premier moviegoing experience with cutting-edge projection and Dolby ATMOS sound complemented by comfortable luxurious amenities.”

Existing theater employees can apply for a position at the new theater online, the announcement said. Renovations are expected to start in January.

Also coming to Patriot Place next year: A Chick-fil-A restaurant, one of several opening in Massachusetts in the coming months, the company announced this past summer.
